New-build & house-and-land investment finance

Finance for new-build investment property — construction, house-and-land and off-the-plan.

What we can — and can’t — advise on

Foundation Finance operates as a credit representative under an Australian Credit Licence. We can advise on the credit product — the loan itself, how it’s structured, and which lenders suit your situation. Whether a self-managed super fund, trust or company structure is right for you is financial product, tax and legal advice, which sits with your licensed financial adviser, accountant or solicitor. This page covers the credit side only.

New-build investment property is firmly in focus. Following the May 2026 Federal Budget, negative gearing rules are changing for properties purchased after 1 July 2027, with new builds among the limited categories where they are expected to continue to apply. These rules are still being finalised, so confirm your eligibility with your accountant before you buy.

We arrange the finance side: construction loans, house-and-land package finance and off-the-plan lending, structured to suit an investment purchase. The tax, depreciation and structuring questions belong with your accountant, quantity surveyor and (where relevant) a licensed adviser — we'll happily work alongside them.

Construction & house-and-land

Progress-payment construction loans and house-and-land package finance for investors.

Off-the-plan finance

Plan ahead for valuation-at-completion and finance timing on off-the-plan purchases.

New builds & depreciation

New builds can attract Division 43 and Division 40 depreciation — a quantity surveyor quantifies it. We handle the loan.

Investment-ready structures

Loan structures (e.g. interest-only vs P&I) suited to an investment purpose — general guidance, not tax advice.

Who handles what

Getting it right usually means a small team. Here’s who does which part — we’ll gladly work alongside your other professionals.

The loan — structure, features, lender selection, serviceability and the application.

Licensed financial adviser (AFSL)

Whether an SMSF or investing via super suits you, and any financial-product advice.

Your tax position — negative gearing, deductions and CGT for your circumstances.

Solicitor

Legal structures, trust deeds, contracts and asset protection.

Quantity surveyor

An ATO-compliant tax depreciation schedule for your property.

Investing with borrowed money carries risk. Gearing magnifies both gains and losses. Property values and rental income can fall and are not guaranteed, and you remain responsible for repaying your loan and interest regardless of how the investment performs. Past performance is not a reliable indicator of future performance.

General advice warning: The information on this page is general in nature and factual only. It does not take into account your objectives, financial situation or needs, and is not financial product, tax, credit or legal advice. Tax, superannuation and SMSF outcomes depend on your circumstances — speak to a registered tax agent and a licensed financial adviser before acting. Any estimates or calculator results are indicative only and not an offer of credit, a quote, or a guarantee of approval or savings.
