Specialist lending
Trust & company property lending
Finance for property held in a discretionary (family) trust, unit trust or company. We arrange the loan; your accountant and solicitor handle the structure.
What we can — and can’t — advise on
Foundation Finance operates as a credit representative under an Australian Credit Licence. We can advise on the credit product — the loan itself, how it’s structured, and which lenders suit your situation. Whether a self-managed super fund, trust or company structure is right for you is financial product, tax and legal advice, which sits with your licensed financial adviser, accountant or solicitor. This page covers the credit side only.
Borrowing for property held in a discretionary (family) trust, unit trust or a company works differently to borrowing in your own name. Lenders assess serviceability differently, often want guarantees from directors or beneficiaries, and not every lender will consider these structures — some push them to commercial divisions at higher rates.
That's where we help: we know which lenders accept trust and company applications and how to present them. Choosing the structure itself — for asset protection, tax or estate planning — is legal and tax advice for your accountant and solicitor; we arrange the finance once your structure is in place.

We work with lenders who accept family (discretionary) and unit trust borrowers.
Corporate trustee & companies

Guarantees handled
We explain who needs to guarantee the loan and prepare the application accordingly.
We stay in our lane
We arrange the credit; your accountant and solicitor advise on the structure, tax and asset protection.

Investing with borrowed money carries risk. Gearing magnifies both gains and losses. Property values and rental income can fall and are not guaranteed, and you remain responsible for repaying your loan and interest regardless of how the investment performs. Past performance is not a reliable indicator of future performance.
